What is EDGE Certification?
A green building certification system developed by IFC (World Bank Group) that measures and documents energy, water and materials savings.
EDGE (Excellence in Design for Greater Efficiencies) is a green building certification system developed for emerging markets by IFC, a member of the World Bank Group. Today more than 8,000 projects in over 140 countries have been EDGE certified. The system measures how much energy, water and embodied energy in materials a building saves compared with a standard building in the same region (the "base building").
EDGE's three categories
Energy
Envelope insulation, glazing performance, window-to-wall ratio, heating and cooling efficiency, lighting, hot water, renewable energy.
Water
Low-flow taps, dual-flush cisterns, efficient showerheads, rainwater and greywater recovery.
Materials
Embodied energy of floor, roof, external/internal wall, window and insulation materials; local and recycled materials.
Certification levels
| Level | Requirement | Who chooses it? |
|---|---|---|
| EDGE Certified | ≥ 20% savings in each of energy, water and materials | Projects with a basic green building requirement, residential developers |
| EDGE Advanced | Certified + ≥ 40% energy savings ("Zero Carbon Ready") | SHIFA health centres, corporate office/industrial projects |
| EDGE Zero Carbon | Advanced + 100% of the remaining energy covered by renewable sources or carbon offsets | Investors with net-zero targets, organisations reporting on ESG |
Preliminary and final certificates
EDGE has two stages. The preliminary certificate is issued at the design stage based on drawings and technical datasheets; it remains valid for 12 months after construction is completed. The final certificate (post-construction) is issued after construction is completed, based on the EDGE Auditor's site audit and evidence (photos, delivery notes, test reports), and it does not expire. The Zero Carbon certificate is renewed every 2–4 years depending on the type of energy supply.
Who issues certificates?
In Türkiye, EDGE certificates are issued by IFC's licensed certification bodies GBCI (Green Business Certification Inc.) and SGS. The audit is carried out by an independent EDGE Auditor (in our team, this role is held by a GBCI-approved Approved EDGE Auditor); an EDGE Expert advises the project team. Our team holds both credentials; we manage the project from start to finish.
Which buildings can get EDGE?
Residential (detached, apartment, mass housing), office, retail (malls, shops, supermarkets), hotels and resorts, industrial (factories, warehouses, light industry), healthcare (family health centres, clinics, diagnostic centres, public/private hospitals), education (schools, universities, dormitories) and mixed-use buildings. In addition to new buildings, existing buildings, major renovations and parts of buildings (e.g. a single office floor) can also be certified.
